Preventative Maintenance Inside Your Rental Property

System - Tuesday, November 2, 2021

Here we are, talking turkey about preventative maintenance.

In the last newsletter, you learned what we mean when we say we’re taking care of preventative maintenance at your property. This month, we’re discussing what exactly that means for your rental home.

Why is this important, again?

Preventative maintenance protects the condition and value of your investment. You don’t want your assets to begin deteriorating. It only drags down rental value and chases away great tenants.

With a good preventative maintenance plan in place, we will save you money on surprise repairs. We’ll ensure the expensive systems in your home like the HVAC and the roof are working well. Good preventative maintenance extends their lifespan and keeps your tenants happy because fewer repairs are needed.

You don’t have to do anything. We put a preventative maintenance plan in place that’s customized for your property.

What to expect.

Preventative maintenance items inside your property include but are not limited to:

  • Checking the HVAC, heating unit, air conditioner, ventilation system, filters, and thermostats.
  • Checking for leaks around toilets and sinks.
  • Inspecting and replacing grout and caulking.
  • Checking kitchen vent hood filters and lint build-up in the dryer.
  • Testing smoke and carbon-monoxide detectors.
  • Pest control.
  • Draining the water heater and checking for rust and deterioration.

Next month, we’ll close out the year talking about exterior preventative maintenance items. If the holiday season is inspiring generosity, please know that a referral to a friend, family member, or colleague would be the best gift you could give us. Please pass this newsletter on to anyone you know in need of good property management.
